How to rate

Determines the market value of the property being evaluated.

It is "the estimated amount for which assets or liabilities should be exchanged on the valuation date between a willing buyer and a willing seller in an arm's length transaction after proper marketing where each of the parties acted knowledgeably and prudently without compulsion."

Evaluation stages

Evaluation methods

1- Market style

  • It provides an indication of the value by comparing the asset with identical or comparable assets for which price information is available. The market method is based on the principle that a property will not pay more than the cost of obtaining its equivalent in terms of benefit and use.

2- cost method

  • In this method, the value of the asset is linked to the current costs, either to reproduce it or replace it with similar improvements of equal benefit. The cost method focuses on multiple valuation principles, the most important of which are: the principle of substitution, the principle of contribution and the principle of balance

3- Income Method

  • The method that provides an indication of the value by converting future cash flows into a single present value. According to this method, the value of the asset is determined by reference to the value of revenue and cash flows or cost savings from the asset
